  1. Home market value is multiplied by the assessment ratio to get assessed value.
  2. Exemptions (homestead, senior, etc.) are subtracted from assessed value.
  3. The taxable value is multiplied by the local property tax rate (mill rate).
  4. Result is your annual property tax, divided by 12 for monthly estimate.
